Thirty-seven plots. One promise. A lifetime of repose.
Mannat Farms & Land Developers is a Bengaluru-rooted house of curators — not builders, not brokers, but keepers of the promise that land must be returned to families more whole than it was found.
Every parcel we acquire is held to a single standard: it must be the kind of earth a grandfather would walk with his grandchild and call by name. No shortcuts. No clouded titles. No haste.
We sell scarcity, not surplus.
The richest soil is the one that holds a family's word.
Five principles that govern every plot, every transaction, every promise we make to the families who trust us.
Every plot we sell is a vow kept. We do not advertise what we cannot deliver. Our word, like our deeds, is recorded in stone.
We do not sell land. We plant generations. Each owner becomes a custodian, each plot a chapter in a longer story.
Zero compromise on legal due diligence. Every document is verified, every chain of title traced, every encumbrance cleared before a single rupee is taken.
We let the land, the trees, and the silence speak. Our marketing is restraint. Our value is in what we do not need to say.
The 75:25 plantation philosophy. Three-quarters of every acre returned to nature — fruit trees, native flora, living shade. Profit follows the planet.
If ever a plot of ours fails the test of any of the four pillars above, we will not sell it. Not at any price. This is signed by hand.
Tucked between the granite hills of Penukonda and the silent sky of Chennekothapalli, Paradise is 7.30 acres of earth that has waited centuries to be claimed. Just thirty-seven families will ever own a piece of it.

We have not yet revealed the price of a plot at Paradise. The first guest to whisper the correct figure will receive a reward we have offered to no one else, ever — a singular keepsake from the House of Mannat.
Whisper your number. We will keep your guess in confidence. If you are correct — and the first to be — we will write to you privately.
We have noted your wager. If yours is the first correct figure, you will hear from the House of Mannat directly — by phone and by hand-written note. Until then, the seal remains unbroken.
At Paradise, we hold a covenant unusual in our trade: only twenty-five percent of any plot may be built upon. The remaining seventy-five percent is returned, by deed, to the trees.
Penukonda's land has appreciated steadily as Bengaluru's industrial corridor has pushed northward. Adjust the figures below to model your own scenario — we have erred on the side of realism, not romance.
— These figures are illustrative projections and not a guarantee. Actual returns vary with market conditions. The House of Mannat does not promise yield; it promises diligence. —
Photography commences once site preparation is complete. For now, these placeholders mark where the moments will live.
Once the second capital of the Vijayanagara Empire, Penukonda is a region of granite, history, and unhurried sky. Paradise sits in Chennekothapalli — close enough to the Bengaluru–Hyderabad highway to be reached, far enough from it to be undisturbed.
Every plot at Paradise has been laid out in consultation with a Vastu Shastra practitioner. North and east-facing orientations are available, with cardinal alignments preserved across the master plan. The pond, common groves, and meditation pavilion are positioned by the same ancient discipline.
We invite you to Paradise — to see the granite, taste the air, walk the boundary, and ask every question. A Mannat representative will accompany you, and lunch will be hosted on site.
The first seven applicants accepted into the Founder Tier receive privileges that will not be offered again — at Paradise, or at any future Mannat development.
